NOTICE OF SALE AND INVITATION OF SEALED BIDS FOR PURCHASE OF THE PROPERTY

NOTICE IS HEREBY GIVEN THAT under the voters contained in the Law and the Mortgage Deed dated 27th August 2018 and registered on 28th August. 2018 irrespective of the above captioned property in favour of HABIB AFRICAN BANK LIMITED (the Bank) and every other powers enabling than to do so, SILVANUS BENEDICT MLOLA has been dully appointed by the said Bank to sell the said property on “as where it is” basis. Accordingly, hereby advertise for sale of the said property and interested bidders are Invited to submit bids for the purchase of said property.

1.0 BRIEF DESCRIPTION OF THE PROPERTY

The building in which the property is located s commonly known as Crescent Building tissoectically located along Ali Hassan Mwinyi Road (Formerly Upanga Road] opposite Haidery Plaza and behind CRDB Bank Azikiwe Branch. The property is known as shop number 4 and comprises of the ground and mezzanine floors covering approximately 250 square meters. The neighborhood within which the property is lies is characterized by shops and offices on the ground floor. The property enjoys electricity and water from the main supplies

2.0 BIDDING TERMS AND CONDITIONS:

2.1 Bids must be submitted in 3 sealed envelopes one original and two Copies, clearly marked “BID FOR THE PURCHASE OF PROPERTY REGISTERED UNDER CERTIFICATE OF TITLE NO. 186007/9/13, PLOT NO. 2293/13, BLOCK “A”, SHOP NO. 4, GROUND FLOOR. BLOCK NO. 186007, PARCEL NO. 9; and should be submitted to the address below latest by Friday 1th September, 2022 at 3.30 pm. bids received after the specify time and date will not be considered.

2.2 Bids shall be opened on Friday 16th September, 2022 at 4.00 pm at our office mentioned be ow. Bidders are invited to attend opening ceremony event if they so wish.

2.3 The successful bidder shall be notified within a maximum of five (5) working days after Did Sphering either to his postal or physical email address which shall be sufficient communicate on, orally a successful bidder will be notified.

2.4 Bidders are required to submit banker’s cheques worth ten percent (10% )of the bid offer together with the bid documents which shall constitute down payment for successful bidder while for unsuccessful bidder the money will be refunded. The cheque must be issued in the name of Habib African Bank limited.

2.5 The successful bidder shall be required to pay the balance of 90%: of the purchase price within 21 days from the date of the award. failure of which the offer shall be revoked forthwith and the 107. down payment shall be forfeited, we reserve the right to offer the property being sold to the next highest or preferred bidder who will have meet the bidding conditions.

2.6 We are not be bound to accept the highest bid or any bid at all or reject any of the bids and will not be obliged to give any reasons thereof.

2.7 Bidders are advised to conduct their independent verification, inspection and valuation of the property it they wish to do so as all the information contained in this advertisement is free from liability. Costs thereto will be paid by the interested buyers/bidders.

2.8 All costs regarding the transfer of ownership shall be bare by the successful bidder
