NOTICE IS HEREBY GIVEN THAT under the powers contained in the law and Mortgage Deed
and other powers enabling us to do so, WE, APEX ATTORNEYS ADVOCATES of P.O. Box
34674, Dar es Salaam duly appointed by the NCBA BANK TANZANIA LIMITED (the “Bank”)
to sell the Four Apartments mortgaged to secure a loan granted to A.H.ENTERPRISES LIMITED
“AS IT IS” by sealed bids: DO HEREBY INVITES BIDS FROM THE GENERAL PUBLIC for
the out right purchase of the property described in the table below:

REGISTERED DETAILS AND & SIZE

Plot No. 1707, Block ‘B’, CT. No.102971, Area 856 sqm, Kinyezi Area, lla la Municipality Dar es
salaam. The property has apartments described as LOT 1-GROUND FLOOR, LOT 4-FIRST
FLOOR, LOT 5-SECOND FLOOR AND LOT 6-SECOND FLOOR Located at Kichangani Street
2 km from Kinyerezi main road. There is about 1km tarmac road from Kinyerezi main road
towards the property.

TERMS AND CONDITIONS

  1. Bid must be in a sealed envelope clearly marked “BID FOR THE PURCHASE OF
    PROPERTY-PLOT NUMBER and LOT NUMBER”; and the offer for the purchase of each
    Particular Lot(s) with full names and address of the bidder should be submitted to the address
    below by 5th April 2023 at or before 10:00 Hours. Bids shall be opened on 5th April 2023 at 10:30 Hours at the office mentioned below. Bidders are invited to attend, if they so wish.
  2. The successful bidder or otherwise shall be announced within a maximum of Fourteen (14)
    working days after bid opening. A communication sent to bidders either to the physical address or the email submitted shall be sufficient communication.
  3. The successful bidder shall make payment of the bid price within 60 days from the date of
    the award or within such other time as we may prescribe.
  4. Upon successful bidder’s failure to pay the bid price timely the offer shall be revoked forthwith
    and any payment made shall be forfeited and we reserve the right to offer the property to the next highest bidder who meets the conditions, or cancel the sale process altogether.
  5. Bidders are advised to conduct their independent valuation and inspection of the property if they wish to do so, as all the information contained in this advertisement is free from liability.
  6. The Bank and us shall not be bound to accept the highest bid or any bid at all or reject any or all the bids without having to assign any reason.
  7. All costs regarding processing of Unit Title(s) of the Condominium and the transfer of
    ownership shall be borne by the successful bidder.
